For instance, in times of unusual weather, news of flooded parking lots and heavily affected residents due to overnight heavy rain is not uncommon. However, even with security personnel on duty at night, they may not immediately detect flooding in the parking lot. Unmanned smart security systems can also upgrade buildings into smart buildings. Many old buildings have outdated monitoring and control systems. For small to medium-sized communities with fewer than a hundred households, Deputy Manager Tzai Ming-chang believes that maintaining on-site security personnel and property management services during the day while implementing unmanned security services at night is the most effective approach.
The most obvious benefit is cost savings, allowing community management fees to be used more flexibly and efficiently. Manpower costs are the largest and continuously rising expense. If a community originally had 24-hour three-shift security personnel, they might spend more than 140,000 NTD per month for one post. After implementing unmanned security at night, the community might only need to spend approximately half the cost to maintain 24-hour protection. The saved amount can even be used to improve the quality of daytime security personnel or provide other community facilities and services as needed, such as the increasingly popular charging stations, among others. Tzai Ming-chang also emphasized that security is a regulated industry overseen by the government. It is not merely about purchasing consumer-grade smart surveillance cameras to be called “unmanned smart security.” It requires a professional security planner to conduct on-site assessments, examine the security and building conditions near the community, and draw up a comprehensive plan based on previous experience serving similar communities. The focus of the unmanned security system must be placed where it is needed most. For example, in Taipei, many communities use mechanical parking lots, so cameras should be installed to monitor vehicle access angles for quick assistance in case of abnormality. In low level underground areas, it is recommended to install underground water level detection devices.
Taiwan has thousands of security companies, but 95% of them mainly focus on manpower deployment. These businesses may not have the capability to invest in IoT technology.
